1. Scope of Service
Daleki Otok is a property management brand operated by Rhiannon Rebecca Hogarth / Daleki Otok Property Management, a registered Sole Proprietorship in Greece (AFM: 181008000 | GEMI: 192983503000).
We act exclusively as a Service Provider and Intermediary on behalf of individual Property Owners. By booking through this website, your rental agreement is strictly between you (the Guest) and the Property Owner. Daleki Otok does not own, provide, or operate the accommodation directly.
2. Booking & Financial Policy (2026 Compliance)
In accordance with Greek Law 5222/2025, all rental payments must be made via bank transfer or electronic payment.
Payment Destination: All accommodation funds are paid directly into the bank account held in the name of the Property Owner. Daleki Otok does not collect, hold, or manage guest rental funds.
Confirmation: A booking is considered confirmed only once the deposit or full payment has been verified in the Owner’s account.
3. Climate Crisis Resilience Fee
As of 2026, guests are required by Greek law to pay a Climate Crisis Resilience Fee per night:

Properties >80m²: €15.00 (Mar-Oct) | €4.00 (Nov-Feb)
Properties <80m²: €8.00 (Mar-Oct) | €2.00 (Nov-Feb)
Payment: This fee is not included in the nightly rental rate. It is paid locally upon arrival/departure. A formal “Proof of Collection” will be issued.
4. Safety & Property Compliance
Every property managed by Daleki Otok is required to meet the 2026 Greek National Safety Standards. This includes:
Fire Safety: Mandatory 6kg fire extinguishers. Smoke detectors in all sleeping areas.
Electrical Safety: A valid Electrical Installer’s Declaration (YDE) and RCD (Residual Current Device) protection.
Hygiene: Certified pest control and a fully stocked First Aid Kit.
Liability Disclaimer: While we verify these standards annually, the Property Owner remains solely responsible for the ongoing maintenance and functionality of safety equipment and for maintaining mandatory Civil Liability Insurance. Daleki Otok assumes no liability for injury, loss, or property damage.
5. Cancellations & Refunds
We understand that plans can change, often due to circumstances beyond your control. Our policy is designed to be fair to both our guests and our property owners.
30+ Days Before Arrival: Cancellations made more than 30 days before your scheduled check-in will receive a full refund of the deposit paid.
Less than 30 Days Before Arrival: If you must cancel within the 30-day window, the following “Goodwill Re-rental” policy applies:
1. Re-listing: Upon your cancellation, we will immediately release the dates back onto the market across all our booking platforms.
2. The Goal: We will make every effort to find a new guest for your specific dates. To increase the chances of a last-minute booking, we may offer the dates at a reduced “Last Minute” rate.
3. Your Refund: If we successfully re-book the property, we will refund you the net amount recovered from the new booking (up to the total of your original payment).
4. No Taker: If we are unable to secure a new guest for those dates, the original payment remains non-refundable to cover the owner’s loss of income.
Administrative Fee: Please note that all refunds are subject to a small administrative/banking fee of €50 to cover processing costs.
Force Majeure: Neither the Owner nor Daleki Otok shall be liable for events outside of our control (e.g., extreme weather, local utility outages).
6. Guest Obligations & House Rules
Registration: Guests must provide valid passport/ID details prior to arrival to fulfill our mandatory reporting duties to the AADE (Greek Tax Authority).
Occupation: Only the number of guests specified in the booking may occupy the property.
Respect for Area: The Mani is a quiet, traditional region. Guests are expected to respect local noise ordinances (15:00–17:30 and 23:00–07:00).
7. Dispute Resolution
These terms are governed by the laws of the Hellenic Republic. Any disputes arising from the use of this service shall be settled in the courts of Kalamata.
